Why should I hire a professional property manager instead of using a casual manager?

Can my real estate agent also be my property manager?
Sure, but why would you want to do this? Your real estate agent, no matter how professional, already has a job. Professional property management is not something you should do 'part-time.' Why give your financial investment over to a part-time manager? |

What are some of the most critical differences between casual and professional property management?
Professional property management involves a dedicated team, office facilities and 24-hour availability to service your unique needs. This is different from casual management, where a single individual has very few resources to draw upon to help address your needs. |

Can I get a quote for a specific property I own?
Yes. Contact us through either email or via telephone. We will come to visit your property, help you assess which of the services fit your needs best and provide a confidential quote for your consideration. |

What if I do not need all of the services you offer?
We fully recognize you may already have some services in place and only want to augment them with our services. For this reason, we have designed our services independently so they do not require each other. If you already have some services in place, we are delighted to be able to show you how we will work with them. |

If I do not rent my property, do I still need a property manager?
Yes. This is a large financial investment for you and one you hope to provide a handsome financial return in the future. Just like any finanical investment, you should hire a manager focused on maximizing the value of your investment. |

If I do not have a house on my property, do I still need a property manager?
Yes, we believe you do. There are many rules in the Dominican Republic requiring a local manager to help address. For example, squatters are known to build structures on raw land almost overnight. If they are there too long, it can get very complicated (or impossible) to evict them. Even in gated communities there are by-laws that probably require a local presence to manage efficiently. |

Will I need to sign a lengthy contract?
Our contracts, written in English & Spanish, are designed to be annual commitments for both parties. Exceptions may be made to this for some services (e.g. Maintenance Services) but generally a 12-month commitment is required. |

What if I sell my property while I have a contract?
Our contracts are designed to be easily transferrable to the new owners. If the new owners already have management services, we have an equitable cancellation capability with reasonable notice. |

You seem to provide every service imaginable, what services do you not provide?
We do not provide services related to any illegal activity including drug use and prostitution. If it is against the law, forget it. |

Can you help care for my pets?
Although we dearly love animals, we cannot provide services for your pets without a special arrangement offered on a case by case basis. |

Can you help with interior design or any other 'non-traditional' property management services?
Absolutely. Our capabilities include just about anything you can imagine necessary for your property. It can be interior design, building construction recommendations, surveys or any other 'non-traditional' services. |

Can you help with shopping, including gourmet shopping, to prepare the house before I arrive?
Absolutely. We take great pride in our ability to prepare your house perfectly for your arrival. Working directly with your staff we help identify the food and beverages you desire most to have them ready in the house upon your arrival. |
